San Jose real estate assembly could create big development site


SAN JOSE — A Bay Area real estate firm has begun quietly to assemble several parcels in San Jose that could be fused together to create a big redevelopment site, Santa Clara County property records show.

R & C Brown Associates, a South Bay development company, has bought multiple properties in north San Jose, according to public documents filed with county officials on Jan. 12.

The Los Gatos-based real estate firm paid a combined $21.5 million to buy five parcels in north San Jose, which all near the busy interchange of U.S. Highway 101 and Interstate 880, the county property files show.

Acting through multiple affiliates, R&C Brown bought the properties from Peninsula Land & Capital, a Palo Alto-based real estate investment company.

The properties that R&C Brown purchased are older commercial and industrial buildings and sites, according to property listing services and a survey of Google Maps.

The just-bought sites have addresses of 1610, 1630, and 1650 Old Bayshore Highway; 1623 Rogers Ave.; and 451 Queens Lane, the property documents show.

This section of north San Jose is a hotbed of new development and leasing activity.

A short distance away, Google has leased a huge portion of a mega office complex from legendary development Peery Arrillaga that’s near the corner of North First Street and Brokaw Road in San Jose.

Just on the other side of Interstate 880 from the sites that R&C Brown bought, FedEx has leased a big industrial and warehouse complex totaling 179,600 square feet at 1605 Industrial Ave. in San Jose.

Prologis owns a big logistics center at 1705 Junction Court.

Numerous other tech companies such as Apple, Samsung and Cisco also own or lease properties in the same north San Jose district.
