BERKELEY — A housing high-rise with more than 100 residences might be developed on a prime Berkeley site as part of a project that could replace a well-known store near the university.
The tower, which would include some affordable units, is slated to be developed at 2530 Bancroft Way on a site that’s across the street from UC Berkeley, documents on file with city planners show.
The proposed project would consist of 110 units and is being developed by Landmark Properties, the city documents show.
Georgia-based Landmark has developed residential communities in roughly 30 states around the country, according to information on the company’s website.
The 12-story development would replace an existing retail building whose tenant is Bancroft Clothing Company, a well-known retailer.
It wasn’t immediately clear whether Bancroft Clothing would seek a new location.
The housing tower would also include ground-level commercial space and lobbies, the city planning documents show. The street-level commercial space would total 2,200 square feet.
The development site on Bancroft Way is between Telegraph Avenue and Bowditch Street.
An estimated 11 affordable units would be included in the housing development. These apartments would be set aside for people with very low income levels.
The proposed development would include 11 studios, 11 one-bedroom units, 35 two-bedroom apartments, 12 three-bedroom units, and 41 four-bedroom apartments, according to the plans on file with Berkeley officials.
Landmark Properties is familiar with both Berkeley — and this specific block in the East Bay city.
Next to the proposed development site, the real estate firm had previously developed The Standard at Berkeley, a 318-unit project at 2580 Bancroft.
“The Standard at Berkeley offers luxury student housing off-campus near UC Berkeley,” the property’s website states.
At 2010 Milvia in Berkeley, Landmark has developed the 98-unit Stonefire apartment complex.
“Stonefire Berkeley offers brand new, UC Berkeley off-campus housing featuring a central location near campus and spacious layouts, including penthouses, one-bedroom apartments & two-bedroom apartments,” Landmark states on that property’s website.
